A home-loan conversation that starts with the full cost.

A sanctioned amount is only one number. Understand the total borrowing cost and the cash you must contribute before choosing a loan.

Ask for the Key Facts Statement.

RBI’s Key Facts Statement framework requires covered lenders to explain key loan terms, the annual percentage rate and the repayment schedule. Use the KFS to compare the same amount and tenure across offers, including disclosed charges.

Test your monthly commitment.

Discuss fixed or floating interest, the benchmark and reset, repayment tenure, processing and legal costs, insurance choices, disbursement stages and applicable prepayment terms. Ask what changes in your instalment or tenure if rates move.

List the contribution, registration-related costs, taxes, interiors, current rent and an emergency buffer separately. Avoid using the maximum eligible loan as your only affordability test.

Keep project and borrower checks separate.

A bank may review a project and still assess each applicant independently. Ask which documents and conditions remain before sanction and disbursement. Project approval is not a guarantee of your eligibility, the final rate or the legal position.

The 5 Elements team can coordinate available project documents with your chosen lender. The bank determines eligibility, pricing, security and disbursement.

Questions worth asking.

Does a project’s bank approval guarantee my loan?

No. The lender evaluates the borrower, documents and transaction independently.

What is APR useful for?

APR helps compare the loan’s disclosed annualised cost, including applicable charges, alongside the interest rate and repayment schedule.

This guide is general information, not an individual legal, tax, investment or lending opinion. Review the documents for your chosen home with the appropriate adviser.
