Explore a Bengaluru home
from wherever you are.
Start with a conversation at a convenient time. Review project information, arrange a video walkthrough and coordinate a visit with your family in Bengaluru. Our team can help organise the next steps with your chosen bank and advisers.

Start with the life
you want to plan.
Tell us your time zone and preferred local call time. Ask for current project documents, a video conversation and a walkthrough of the home you are considering. A nominated relative can also visit with our team.
Four clear steps.
One connected team.
Tell us what you need
Share your intended use, project of interest, time zone and preferred local call time.
Meet the team by video
Discuss the neighbourhood, plans, current site status and your questions.
See the selected home
Request a unit-specific walkthrough and current documents; arrange a family visit if helpful.
Coordinate the next steps
Work with the project team, your nominated relative and your chosen bank or legal adviser.
A home abroad.
Grounded in the details.
The property process and your tax position are different questions. Use official guidance and your own bank, advocate and tax adviser.
Your status needs the right test.
For FEMA property rules, an NRI is an Indian citizen resident outside India. Tax residence is assessed separately for each tax year. Staying fewer than 182 days is not a universal test: the 60-day/365-day rule, special 120-day rule and deemed-residence conditions may matter. Your tax adviser should determine your status from the relevant facts.
Eligibility and payment route.
NRIs and OCIs can generally purchase residential or commercial property under the applicable FEMA rules, subject to their conditions. Agricultural land, farmhouses and plantation property are excluded from the general purchase permission. Nationality and ownership circumstances can require separate consideration.
Use permitted banking channels. RBI guidance includes eligible NRE, FCNR(B) and NRO account funds; do not use foreign-currency notes or travellers’ cheques. Your authorised dealer bank should confirm the payment and any future repatriation route.
A Power of Attorney needs care.
If someone acts for you, have an advocate prepare a specific Power of Attorney with the scope you intend. Confirm overseas execution, authentication, stamp and registration requirements for your transaction before signing. MEA guidance on apostille or attestation does not replace that local review.
Check TDS before each payment.
Property TDS depends on the seller’s residence and the transaction, not simply on the buyer being an NRI. Ask your tax adviser to confirm the applicable deduction, payment and reporting before money is released. Do not assume that the same rate or form applies to a resident and a non-resident seller.
The Income Tax Department’s October 2026 guidance includes Form 141 and a Schedule E for qualifying resident-individual/HUF purchases from a non-resident seller. Other buyer categories can require different reporting. Advice must use the law and forms applicable to the payment date.

A little clarity
goes a long way.
Can I see the home while living abroad?
Request a video walkthrough of your selected unit. The team will identify the unit and show the available actual footage, current progress and plan during the conversation.
How do we arrange a call across time zones?
Share your country or time zone and your preferred local call time. Our team will confirm an appointment that works for both sides.
What information can I request before deciding?
Ask for the current unit details, approved project information, RERA details where applicable, specifications, cost sheet, payment stages and booking terms.
Can my relative visit and work with the team?
Yes. Tell us whom you nominate, and we can arrange the site conversation with them. Any authority to sign or transact should be reviewed with your legal adviser.
Can you coordinate with my bank or adviser?
We can help coordinate project information with your chosen bank and legal adviser. Eligibility, financing and legal or tax decisions remain with the relevant professionals.
The project team can explain its documents and process. Your bank and authorised legal or tax adviser should confirm the rules relevant to your circumstances.
