How to check a Karnataka RERA record.

Begin with the full registration number. Match the public record to the exact project and phase before relying on a marketing name.

Start with the identifiers.

Open the official Karnataka RERA portal. Use its project search and the complete number provided by the promoter. Compare the registered name, promoter, location and phase with the brochure and agreement. Similar project names are not enough.

Read beyond the certificate.

Review the record’s status, registered completion timeline, filed documents, updates and any extension information available. Save the relevant documents with the date you checked them. If something does not match the offer, obtain a written explanation.

Bring the record to the transaction.

Check that the applicable plans, unit details, area statement, payment schedule and promised amenities align with the agreement. Ask your advocate to review title and approvals separately. RERA registration is not a substitute for legal due diligence.

The RERA framework restricts taking more than ten per cent of the cost as an advance or application fee before the prescribed written, registered agreement for sale. Obtain advice on the agreement and applicable payment requirements before transferring money.

Questions worth asking.

Does a registered project guarantee a return?

No. Registration is a statutory disclosure framework. It does not guarantee price appreciation, rental income or a lending outcome.

What if the number relates to another phase?

Ask for the registration applicable to the home on offer. Match phase boundaries and commitments before proceeding.
