Khata, e-Khata and the wider document set.

Treat a khata record as one part of the property file. Match it to the title, approved development and the correct local authority.

Identify the responsible authority.

Start with the property’s precise location and jurisdiction. Bengaluru municipal services and other Karnataka urban-local-body services may use different processes. Use the relevant official service rather than assuming one portal covers every project.

Match the records.

Check the owner’s name, property identifier, address, extent and supporting deed details. Use the issued-record verification service where available and distinguish an application or draft record from the final document.

Ask your advocate to review the title chain, registered deed, encumbrance information, approved plans and applicable completion/occupancy documents together. A tax receipt or khata entry should not be treated as a substitute for that review.

Ask what is available for your unit.

For an apartment, separate the land/project records from the proposed individual-apartment record. Clarify the stage of issuance or transfer, who must apply and which supporting documents are required. Do not accept an undefined “A-khata” label in place of seeing the relevant record.

Questions worth asking.

Is an e-Khata application the same as an issued record?

No. Check the status and the issued document through the responsible authority’s official verification service.

Can I skip title review if the taxes are paid?

No. Review the title and development documents with an advocate as well as the municipal and tax records.
