Ready or under construction? Compare the full decision.

Choose around your move-in needs, available cash and the evidence for the particular home. Construction stage is one part of the decision.

For a ready or near-ready home.

Visit the exact apartment and inspect finishes, services, approach and common areas. Ask which completion and occupancy documents apply, whether they have been issued and what remains to be completed. A show home, furnished model or near-complete structure does not itself establish permission to occupy.

For a home under construction.

Compare the registered timeline with the target stated in the offer. Review dated progress, construction-linked payment stages, the agreement’s commitments and the response if a stage is delayed. Understand which amenities are in your phase and which belong to a later proposal.

Put both options on one cash-flow sheet.

Include your contribution, loan repayments or pre-EMI, current rent, taxes and charges, fit-out, maintenance and the buffer you need. Let your tax and lending advisers assess the transaction; do not assume a single tax rate or loan treatment fits every ready-home purchase.

Then compare daily life: the rooms you need, actual routes, the surroundings and how soon the household must move. Neither label removes the need for document review.

Questions worth asking.

Does nearing possession mean ready to occupy?

No. Check the exact apartment, remaining works, required completion/occupancy documents and the written handover position.

Is an under-construction home always cheaper?

No universal comparison is reliable. Compare dated total cost sheets, payment timing, finance costs and the exact homes.
